M = P × r / (1 − (1 + r)⁻ⁿ)

Mortgage loan

An amortizing loan uses the same scheduled payment each month. Interest is calculated on the outstanding balance, and the remainder of the payment reduces principal. With a fixed rate, the interest share usually falls over time as principal is repaid. Enter the amount actually borrowed, rather than the price of an asset before a down payment.

The monthly rate is the entered annual interest rate divided by 12. With P as principal, r as monthly rate and n as the number of months, payment is P × r / (1 − (1 + r)⁻ⁿ). At zero interest the payment is P / n. The first payment is assumed to be one month after borrowing. The schedule reports cumulative principal and interest paid alongside the remaining balance.

This is a principal-and-interest estimate, not a lender quotation or a full cost-of-credit disclosure. Taxes, insurance, arrangement fees, variable rates, payment holidays and early-repayment fees are excluded. Optional extra repayments reduce principal. A longer term generally lowers the monthly payment while increasing total interest at the same positive rate. Compare both numbers before drawing conclusions. A lender may use different day counts, rounding or payment dates.
